Q: Why should I join your company?

A: We offer a tremendous opportunity for South Carolina real estate licensees to earn referral commissions while paying very low fees to join us. You’ve worked hard to acquire your license so it makes sense to use it to help family and friends when they need a good real estate agent.

Q: Why should I keep my license active?

A: The only way to legally earn referral commissions in South Carolina is with an active license under a Broker-in-Charge. Inactive licenses are held by the Real Estate Commission and cannot be used. If you allow your license to expire, it is as if you never had one. You would have to start all over again with classes and real estate exams.

Q: Can I refer myself?

  A: Absolutely! Whether buying or selling a personal home or investment property you can refer yourself to an agent.

Q: What if I am building a home?

A: As an active real estate licensee, you would be eligible for any incentives a builder would give to a real estate agent.

  Q: What if I move out of state?

A: You can move out of state and continue to keep your license with us. You can place referrals anywhere nationwide. It doesn’t matter where you live. Even if you never return to South Carolina, you can still use your license to earn referral fees.

Q: What real estate firms will accept my referral leads?

   A: Just about any company would be happy to receive a referral. We are an independent referral company, not owned or affiliated with any other real estate firm or franchise. You have the ability to send your referral anywhere. We recommend you contact your chosen agent directly to discuss your referral before sending your referral form.

Q: What if I don’t know an agent in the state I’m sending a referral?

A: With today’s technical advantages, you can go online at Realtor.com or search “real estate agents” and find a good agent. Look for an agent in the location you desire with a good website and good credentials. Then contact that agent to discuss your referral.

Q: What should the referral fee be?

  A: All referral fees are negotiable with your chosen agent, just as real estate commissions are negotiable.

Q: How do I transfer my license?

A: You can go online at www.LLR.state.sc.us/pol/rec and transfer by following the links. It is very important to contact our office first so we will have your address to mail your new license. There is also a transfer form on our website or we can send you one. There is no charge to transfer your license.

Q: How do I transfer my inactive license to your company?

A: To activate an inactive license, you must first take 8 hours of continuing education classes and then attach proof of taking these classes with your transfer form and $10 transfer fee to the Real Estate Commission. Reactivation forms are on our website and on the Real Estate Commission's website. No classes are needed if you have held a license for 25 years, and are at least 65 years old.

Q: How much does this cost?

A: To join our company, you will pay a $75 annual membership fee to the Agent Referral Center. We charge a $100 flat fee per referral closing. And as an incentive, if you do have a closing during the year, your next year’s membership fee is FREE! See our “How to Join” page for detailed instructions.

Q: Do I still need continuing education classes?

A: Yes. All active agents must complete 8 hours of continuing education classes every two years. Beginning in 2018, agents will need 10 hours of continuing education classes every 2 years. This can be done in one day of class every other year, or online. The Real Estate Commission has a list of classes available on their website. However, if you have had a real estate license for 25 years and are at least 65 years old, you may be exempt from elective classes.
